Real Estate Tips
Financing Your Home >Credit Card Mania

Most people know that a checkered credit history can disqualify you for a home loan, and maxed-out credit cards can do the same thing. But what most people don't know is that merely having a large number of credit cards, even with low balances and a history of timely payments, can disqualify you for a home mortgage loan just as quickly.

According to credit experts, having a number of credit cards can be just as detrimental to the granting of further credit as a history of late payments. Lenders look at it this way: If you have ten credit cards, each with a limit of $5,000, that means you have the potential to run up $50,000 in debt virtually any time you choose. That mere possibility makes you a greater risk, from their point of view.

The moral of the story? If you are planning to apply for a home loan in the future, keep only those credit cards you actually need to use and cancel the others.

Subsequent to his university education, and roughly ten years in the telecom business, Sunny obtained his real estate license in November of 1990. Ten years after that he came to work at Century 21 Leading Edge Realty and has been a top-producing agent ever since. So what might you ask is the key to Sunny’s success? I’d be willing to bet on two things. One is his emphasis on teamwork. The Sunny Sharma team consists of professionals – all dedicated to servicing you, the customer. Through the years they’ve sold hundreds of homes in Scarborough, Markham, and North York, and have established a name synonymous with integrity, courtesy, and respect. The second factor would be none other than his dedication to customer service. Sunny ardently believes that the best way to demonstrate good customer service is to provide superior services to his customers. He will educate you in how you should prepare your home for sale and even advise you in your renovations – all so that you get the best deal. What’s more? If you sell or buy a home through Sunny, he’ll lend you his moving van free of charge! Now tell me, do those 23,000 realtors all provide that kind of service? Do they all have five people working for you as opposed to one? The answer should be clear. But while we’re on the topic of numbers: of those 23,000 realtors mentioned earlier, Sunny ranks as 163 – that puts him in the top 1%. Through it all he’s averaged at about 99.49% of his sellers’ listing prices; which is pretty impressive to say the least. But nevertheless, Sunny will never tell you he’s the best. What he will tell you, however, is that he will always – ALWAYS – provide you with unparalleled service.
